• Condos / co-ops: $1M+ DOF market value
• Condo rates may be as high as 4%–6.5% Phase 2: Jul 2028 – Jun 2031
• Threshold generally resets to $5M+
• Rates align more closely across property types ⚠️Who should pay attention?
• Owners who live in Long Island, Westchester, out of state, or overseas, but keep a high-value NYC residence
• Co-op owners, since the tax may be billed to the co-op first
• Buyers and sellers, because DOF may audit up to 6 years 📝Possible planning steps:
• Consider a true long-term lease of at least one year
• Confirm co-op board procedures
